Refundable fees and terms

A refundable tenancy deposit may be required before the start of the tenancy. The deposit amount will comply with the maximum limits permitted under the Tenant Fees Act 2019 and any subsequent legislation applicable in England. Your tenancy deposit will be: * Held in a Government-approved Tenancy Deposit Protection (TDP) Scheme. * Protected within the statutory timescales required by law. * Accompanied by the Prescribed Information confirming where and how your deposit is protected. * Returned promptly at the end of the tenancy, subject to any lawful deductions for unpaid rent, damage beyond fair wear and tear, missing items, or other breaches of the tenancy agreement. Any agreed deposit repayment will be made in accordance with the rules of the relevant deposit protection scheme. Refundable Holding Deposit A refundable holding deposit may be required to reserve the property. This will not exceed one week's rent and will be dealt with in accordance with the Tenant Fees Act 2019. The holding deposit will normally be refunded or credited towards the first month's rent or tenancy deposit upon commencement of the tenancy. It may only be retained in the limited circumstances permitted by law, such as where an applicant withdraws, provides false or misleading information, or fails to take reasonable steps to enter into the tenancy. ## Permitted Fees In accordance with the Tenant Fees Act 2019, tenants may only be charged the following permitted payments where applicable: * Rent. * A refundable tenancy deposit. * A refundable holding deposit. * Payments for utilities, Council Tax, communication services and TV licence (where applicable under the tenancy agreement). * Charges for replacing lost keys or security devices, limited to the reasonable cost incurred. * Interest on rent that is more than 14 days overdue, where provided for in the tenancy agreement. * Fees for changes to the tenancy requested by the tenant, where permitted by law. * Reasonable costs arising from an early termination of the tenancy requested by the tenant. Prohibited Fees No administration fees, referencing fees, inventory fees, check-in or check-out fees, or any other prohibited payments will be charged. Any fees not expressly permitted under the Tenant Fees Act 2019 will not be payable by the tenant.
